How we work it out
The math behind the numbers.

Standard principal-and-interest formula at a fixed rate over the loan term you choose. We don't apply fees or low-equity premiums — those depend on the lender and your situation.
Borrowing power estimator
We use a 9% stress-test rate (most banks stress at 8.5–9.5%, well above the going rate) over 30 years. We knock combined income down to a rough after-tax figure, subtract committed expenses and a per-dependant allowance, then assume around 45% of net income is available for servicing. The deposit cap assumes a standard 80% LVR — there are paths to borrow more with low-equity options or a guarantor.
The output is a range, never a single number. Different banks come back with very different answers for the same applicant; this is meant to give you an honest ballpark, not a quote.
